Waterfront Mezzanine Build & Siding Repairs
This was a rewarding project on a beautiful waterfront home with sweeping views of the bay.
The main scope involved constructing a new mezzanine level in a home with exceptionally high ceilings—adding usable space while maintaining the open feel of the interior.
During the install of the floor framing ledger, we discovered extensive dry rot in the exterior OSB sheathing, leading us to investigate further. The root cause turned out to be improper window flashing from the original construction, which had allowed water intrusion and damaged the sheathing and surrounding framing.
We carefully removed and replaced a large section of fiber cement board siding, reinstalled the windows with proper flashing techniques, and replaced all damaged sheathing and waterproofing paper before restoring the siding.
Lindsay and Zach were a pleasure to work with—quick to respond and thoughtful in their design decisions. The project was completed in approximately
14 weeks.
